Here is my one cent for your reference. First of all ask yourself why you want to buy an apt. in Suchow? now or in the near future? and you have some money put aside for investment which you don't need to cash in for 10-20 years? I would suggest that you take a short vacation or arrange a fact-finding business trip. Suchow has changed a lot. When was your last trip to Suchow? 世纪大道 is impressive and the high risings along the road look neat from outside, but I bet you the prices will be lot higher than other locations in Suchow. Besides, the transportation and shopping could be a problem unless you have your own car. I took a cab spending about two hours in Suchow driving aimlessly just to check out the city. I liked the areas along 护城河道,which surrounds the city. (please check my previous posting to you. I mentioned the road name to you when I was in Shanghai. It was the name of the guy making that famours sword, not 莫干)。I heard the city government spent lots of money on it and it looks much nicer than before, with small gardens and parks. What I heard that the apt prices around the lake are half of the prices of 世纪大道, and I saw several buildings were under the construction right now.
Timing is important. You may need to check the real estate prices for the past 3-4 years in Suchow. But without checking I can tell you this: it has been up, up, and up. This is a general trend in China today. It happened in many other countries and areas before such as Sing. HK, S. Korea, Taiwan, etc. Everybody wants to buy low sell high. But when you miss the bottom price and the movement of the price is upward, both gradually or dramatically sometimes, it is hard to make a decision when will be the entry point. You may buy high and sell higher. If it is for your own use or for your parents or for both, you buy and hold; no sense to worry about selling at the lower price two years down the road. Do some research and take the action. Lot of time I use my gut feeling and shoot before asking questions. 9 out 10 I got lucky. Regarding the apt. in Vancouver about three years ago I already took out the check book but changed my mind because two neighbors were moving out when I was there and I did't have the time to find out why.... Now the price is so high I hate to go back, till their currency is down and mortgage is up. (but if mortgage is up, the interest is up too, then the currency is stronger, generally speaking) so I can never choose the entry point as I wish. On the other hand, I mentioned my thoughts to a friend of mine about two months ago. He went to Vancouver last month and bought a luxury apt. with ocean view. He is lot faster than me to "pull the trigger."
