remained the valley is because of the geographical differences. Since LA is relatively flat, you can build the place out one burb after another, causing a dilution of price appreciation for the established burbs. If you look at the price surge, the valley performed better than LA exactly because of that. Urban sprawl means more supply of land and a higher beta when things look down.
I do think coastal real estate is a bit overpriced near SF, LA, SD. Even certain parts of OR, for example, Cannon Beach, Seaside, are also overpriced. However, I'm sure you can find some bargains along the coast if you look hard enough. I drove up the coastline about 200 miles every summer and I really like the area around Humboldt County (Redwood National Park), but haven't taken any action yet since I had my money tied up elsewhere.
Here is a laundry list of what I will look for in my next long-term buy-and-hold property: decent weather, preferably coastal (CA, OR, WA, BC), good transportation and natural beauty. Of course then you need to go into the details of projected population growth, town planning and all the other good stuff.
