The Valley is a very skewed place due to its geographical confines: a valley naturally bounded by mountains on both sides on a narrow strip of land. Also, a law passed in the 50s by California residents to set aside the Santa Cruz mountains and certain surrounds for permanent "greenbelt" has also greatly restricted the supply of land on a high sought after location. So I'd caution everyone who is looking at the Valley and trying to extrapolate from what happened here to future price development elsewhere.
Once you head out of the valley, everything becomes different, which means, a sprawl mimicking the Los Angeles pattern can easily happen outside the confines of the mountains. I used to think that further South beyond Gilroy could be prospering soon, but it already looks quite discovered. I passed through Gilroy a couple of months back on my way to outlet shopping, the place looked demolished - only to make way for hectares after hectares of gigantic shopping malls with anchor tenants like Costco, Walmart, etc.
When it comes to investment, I believe in the rule of scarcity. Look for coastal real estate, since California coastal commission has it that no more coastal land will be parceled out except for those grandfathered in. Coastal real estate in OR, WA, or even BC will truely become popular in the next 20-30 years when home office becomes more of a reality so that people will flock to where they want to live, not where they can find a job.
