I have been practiced for more than 5 years in east coast, here are some my thoughts arout offer and counter offer in case you need them in the near future.
1. do home work, get CMA in recent 6 month or in one years, looking for properties as similar as possible to compare. if you want to know the appreciation of properties in this area, extend it morer than 3 or 5 years and you would your regional cycle as the real estate is pretty regional not national.
2. based on the CMA and your local real estate trend, set up your offer price. i would start CMA price substract around 5% of the asking price, again it depends.
3. Set up the offer expiration time, it is very critical not let the sellers get your offer while waiting for another. worest thing is you have a or more competitors.
4. When your bargains reach a dead end after several rounds, if you want to get a real good deal, just back out of the offer for some weeks, and let them come to you or let your realtor talk to the sellers' realtor in his or her own words to express the buyers agent's will to make this deal happen. it always work for me.
