"vacation condo" I have recently talked about is a tri-level one; that is one owns the whole three floors. and the whole three story building has only two families.
Merrill may be right about another drop in housing prices but it also could be 有价无市,the sellers don't want to lower their prices dramatically; the buyers like you think that the housing prices have more to go down. So eventually, as long as the sellers don't need the money or not desparate financially, they will rent out their properties for the time being instead of selling them at the ba<x>sement prices. Or, if they are foreclosures, the holding banks could be hard to deal with. For instance, two weeks ago I put two other offers for the foreclosure single family houses, the bank refused to dudge because the mortgage amount is lot higher than the offered prices. I tried to negotiate 10% lower than their new listing price to get the "deadmeat" off their books by the year closing, they didn't really care. Ok, in such a buyer's market, I said "my way or highway." You keep your house and I keep my money. The real estate agent was so eager to get her share of commission, she offered a shave off of 1.5% of her commission to bring the two parties closer in prices. I had to refuse her offer and instead found my own pick and let her have the commission. Buying a foreclosure also has some hidden costs, such as you take it as-is and pay for any major fix-up; you pick up the closing costs including attorney fee, title serarch, title insurance, house inspection, termite bond, house warranty, house insurance, and maybe eve some back-paid property tax the previous owner didn't pay, etc.
