You may do the research first on the locations interested. Hopefully you are a handyman because initially you may have to work on some fixed-ups. After you make the first bucket of gold, then you can hire someone to do it.
As far as the real estate in America in general, in my mind we have not seen the bottom yet. The other shoe is going to fall if the FED has not done with the interest increase yet.
You may pay some attention to bank foreclosures in your area or bankruptcy-related sales. Sometimes you may find goldmines.
