Since the price is still very high in downtown areas, maybe you will need to consider the surrounding locations, such as Song Jiang or Pu Dong for instance. I know in Song Jiang, the university city, you may be able to get an apt with two bedrooms, two baths, one kitchen, and two sitting rooms at about 100 to 110 square meters total with 4500 to 5000 rmb per sq meter. Then you may need 100k rmb for remodeling, basic furniture, and appliances. You put 20% down (about 100k rmb), get a mortgage of 400k from the bank. The principle/interest payment will be about 2500 to 3000k rmb each month? (I just took these figures out of my hat assuming 5% fixed interest rate for 20-25 years loan). Then, each year if you have extra money, you pay more to the bank to get your principle down as much as possible as long as there is no prepayment penalty.
Another option is to buy old apt. with less sqare footage which may be more affordable.
