Yes, as a matter of fact my primary residence was purchased from an "exclusive" foreclosure auction; I was the only buyer present so no competition in biddings.
I don't recommend you for any public foreclosure auctions for two reasons:
1)Most time the bidders are hot headed causing everyone to pay higher prices than it should;
2)Most foreclosures are in the least desirable locations bought by subprime mortgage holders in the first place. Many such properties had been deliberately trashed inside and out when the previous owners moved out unwillingly. Recently I saw several just like that.
Of course, if you are in a high end, that is different story. I saw one mansion bought 1.5 years ago at 1.7million price tag; it was auctioned off one million. That was in A condition. The new buyer has immediately realized at least half million in equity value, assuming after taking out the bubble of $200,000 from the peak time.
Again, location, location, and location. If a piece of property is selling at relatively very low price but at a location pested by gansters or drug dealers, please don't touch it.
