which have tax consequences and it is due at the same year that you had the capital gains; then you had the capital loss of one million for the following year, you could only write off $3000 per year and carry forward the balance for N years!!! unless you make another one million capital gains a few years later. This is one unfairness of the taxation here!! 
That is why sometimes it is better off to buy, say, a few single family houses in Palo Alto, CA for 100k each N years ago and now each is worth two millions. At least your primary house will realize you 1.9 million tax free!!! capital gain.
