APJ Facility Finance Controller
Location: Shanghai
Development Opportunities
* Work directly with APJ Facilities Director and Real Estate team on lease transactions
* Partner with US Facilities Controller to develop creative solutions to drive operational results within the APJ Facilities team
Process, maintain, and continually improve the facilities allocation model
Prepare monthly Facilities close
Track balance sheet activity and report to Finance VP during quarterly Balance Sheet Review
Manage Opex forecast for Facilities including:
Coordinating and facilitating all Senior Management Reviews
Working with facilities planners to ensure accurate forecasts both in spend and timing of spend
Preparing consolidated deck for review with senior mgmt and directors, VP's and facilitating this review
Loading the consolidated Capex forecast into Hyperion (and eventually new HFM tool)
Preparing variance template and quarter-to-quarter bridge for reviews with the Corporate and facilitate these reviews
Prepare opex analysis by type, group and/or time for management analysis and procurement analysis
Verify, process and track all Facilities AFEs and spend against those AFEs
Prepare monthly Facilities press package for Corporate Capital detailing Fixed Asset (FA) information, Construction in Progress (CIP) transactions, and capitalization activity
Track CIP activity to determine which projects should be reconciled and capitalized, which ones should be wrapping up in the near term and work with analysts to remain timely with project close outs
Manage Capex forecast for Facilities including:
Coordinating and facilitating all Senior Management Reviews
Working with facilities planners to ensure accurate forecasts both in spend and timing of spend
Preparing consolidated deck for review with APJ senior mgmt/Director and facilitating this review
Loading the consolidated Capex forecast into Oracle Financial Analyzer (OFA)
Preparing variance template and quarter-to-quarter bridge for reviews with theCorporate Capital Groupand handling these reviews
Prepare capital analysis by type, group and/or time for management analysis and procurement analysis
Real Estate Option Analysis
* Work closely with the APJ Real Estate Transaction Manager to manage the lease portfolio in APJ
* Coordinate with the US Finance Liaison to incorporate lease updates into the Facilities Mgmt Rep Letter
* Attend the Global Lease Administration training session and update the APJ lease information in the Sequentra tool
* Assist the APJ Director and the APJ Real Estate Transaction Manager on lease evaluations
* Update variance reports monthly (both Opex and Capex) for Senior Management Review
* Attend monthly staff meetings and review results
* Work with the facility teams to analyze data and resolve issues
* Continually update the Facilities Finance Policy deck for use and reference in regards to spending decisions by the entire Facilities team
* Provide continual training for the Facilities team on all aspects of Capex including project life cycles, AFE preparation and project reconciliation, etc.
* Coordinate and work with IT and Corporate Capital to resolve the discrepancy between Oracle Project Accounting (PA), Oracle General Ledger (GL) and OFA
* Member of the Global CAFM Team handling the development, implementation and stabilization of the tool for real-time tracking of space planning database
* Attend monthly APJ Sr. Mgmt staff meetings and review operational results
* Work with the facility teams to analyze data and resolve issues
* Provide continual training for the Facilities team on all aspects of Opex including depreciation, hyperion, etc. >
* Coordinate and work with finance counterparts across the company to review and reconcile allocations.
