short sale并不是房主想做就可以做的,必须事先争得银行同意。如果银行认为房主的确无力支付贷款,才会开这个绿灯。一般人会在short sale前就停止付月供,来证明自己无力还贷,可这样的做法使房主的信誉分在short sale前就被大打折扣。所以不少人说short sale对信誉影响很大,这一点不奇怪。
如果想short sale又不影响信誉,那就要一直按时付月供,同时收集各种材料来证明无法继续付贷:离婚,生病,失去工作,甚至要回国海归,都是很好的理由。要想办法让银行相信,如果不short sale,接下来只能是foreclosure,那样银行的损失会更大,房主要求short sale替银行找买主,这是给银行帮忙。既然是帮忙,银行就要有所回报,不要别的,只要在信用报告上注明paid as agreed 就行。
这办法说起来容易,做起来可不那么简单,这需要极强的谈判技巧,和极大的耐心,越南人这么精明还用了十七个月的时间,用他自己的话说:it is all about negotiation。一般的房地产经纪并不知道这里面的窍门,连经验丰富的W都不懂,因为他的客人都是用辛苦钱买房的老实人。我在网上查到有一些专门帮人做short sale的专家网站,想做short sale还是应该找懂行的人帮忙。

Very good! Thanks for the info. This is pretty much what I learned from my realtor. "It is all about negotiation" - exactly the same words my realtor used. It is a very complicated process. Many conventional realtors have quickly adapted them to "short sale specialist". A good short sale specialist can negotiate out a very good deal from the banks. So if we need to consider short sale, find a good short sale specialist; if we want to buy rental properties, find a good short sale specialist. Don't simply use a realtor. I don't know how it is outside of San Diego. In San Diego, these realtors play a very good chasing game... there are always "many" offers on one property, even in this housing market. Using a regular realtor is very difficult to get a house, at a price you think is fair.

One thing I forgot to say, these so-called short sale specialists, they may ask you to pay certain amount for their services, pay them. But you must know the market very well ... say, a condo will go for 200K, if sold in a multi-offer bidding fashion, if the specialist can get that for you at 170K, but he needs 4000 service fee, you obviously want to pay that 4000. Make sure this is paid through escrow, otherwise, it is illegal.
